Cold room installation cost: the seven things a quote is actually made of

We are not going to give you a number we cannot stand behind. Here is what a refrigeration firm is really pricing when it quotes your room, and how to get two quotes that describe the same job.
Why nobody can price a cold room from the size alone
A cold room is a duty, not a product. Two rooms with identical internal dimensions can carry completely different plant because one holds packed chilled produce at a steady temperature behind a door that opens six times a day, and the other pulls down warm product in a hot kitchen with a door propped open through service. The box is the cheap part. The refrigeration duty, the floor, the door and getting it all onto your site are where the money goes.

Chill versus freeze is the decision that matters most
If you can meet the operation with a chill room, a chill room will cost less to buy and less to run. A freezer room for the same volume needs more insulation, an insulated floor so the ground below does not freeze and heave, a way of dealing with defrost water, and more refrigeration duty. If you genuinely need both, ask each installer to price them as one job: two rooms sharing a plant arrangement and one set of site works usually beats two separate visits.
The exclusions that turn a cheap quote into an expensive job
- Electrical supply. A cold room needs power in the right place at the right rating. Some quotes assume a supply is presented within a metre of the plant. Ask who provides and terminates it.
- Floor and slab work. Cutting a drain, forming a ramp or laying an insulated floor is builder's work. Confirm whether it is priced or excluded.
- Condenser position and pipe run. A remote condenser has to go somewhere legal, serviceable and quiet enough for the neighbours. A long pipe run is chargeable.
- Making good and removal. If you are replacing an old room, ask who strips it out, who disposes of it, and whether the old refrigerant recovery is included. Recovery has to be done by qualified people (gov.uk).
- Commissioning, handover and records. You want the room proved at temperature, the controls explained, and the F gas paperwork handed over. See cold room regulations.
How to get comparable quotes
- Write down the internal size you want, the temperature you need to hold, and what goes in the room. That is enough for a firm to start.
- Say what the site is: floor level, access route, whether there is an outside wall or roof for a condenser, and when work can happen.
- Ask every firm for the same five things: panel thickness, plant arrangement, floor treatment, door spec, and a written list of exclusions.
- Get more than one price. Send the job out and let installers quote it properly rather than guessing from a photo.
